Rents in Southern California communities near the January firestorms are seeing a significant increase, with median rents in 16 communities in Los Angeles and Ventura counties rising by 2.4% in the first three months of the year to $2,246 for a typical unit. This jump is almost five times higher than the increase seen in the same period in 2024. The wildfires have caused a huge loss of housing supply, making it difficult and costly to find replacement homes. Despite these rising rents, there is no evidence of widespread rent gouging, according to ApartmentList.
In Los Angeles and Ventura counties, rent increases in 12 of the 16 communities tracked were larger in the first three months of 2025 compared to 2024. Thousand Oaks had the largest rent jump in the two-county area, followed by Pasadena and Santa Monica. Looking across California, rents are up 1.7% to start 2025 compared to a 0.8% increase last year. Nationally, rents rose 0.8% in early 2025. Overall, the local housing market is experiencing significant changes in rent prices due to the impact of the wildfires.
